Wondering what is taking place in Loudoun VA real estate in regards to home prices? The most recent statistics for our MLS (MRIS*) were just released January 10 for December 2009 sales of homes in Loudoun Virginia.  Though Loudoun homes prices rose over 10.82% over last December’s average sales price, prices of Loudoun homes as a whole are still way off their peaks.  If we compare the average Loudoun homes sale price of $579,630 in December of 2005 to the Loudoun homes average sales price of $393,735 in December  of 2009.

 Loudoun VA Real Estate Update:

December 2009 saw a 6.17% increase in the number of homes in Loudoun VA compared to December 2008.   It isn’t hugh, but it is a very good sign.  In the sales of homes in Loudoun, the List price / Sales Price ratio of 95.18% shows us we are still clearly moving in the right direction. Loudoun VA home sellers are not still not getting what they are asking for in their original list price,  but the gap has narrowed substantially.  So there is still a little give and take in what a home actually is selling for. 

My thoughts? I would loved to see more sales of Loudoun VA homes given the lowest historical interest rates in decades.  That is very dissappointing.  However, recovery will not take place over night.
